To access our Electronic Duties Returns (EDR), electronic land tax clearance and valuation certificates services, you must engage an approved Client Service Provider (CSPs).

Help with tax or benefit questions
If you have a question about a state tax, duty, levy, subsidy, rebate or benefit, you can contact a client service officer who will be able to assist you.
You may find the answer to your question in our Frequent Questions sections, available for many topics including land tax, payroll tax, unclaimed money and First Home Owners Grant (FHOGs).
You can use OSRAssist for online help for duties. It contains an interactive series of questions and answers to help you determine your liability to pay duty in NSW.
Downloading pdf files
Many of our publications and attachments are saved in Acrobat's Portable Document Format (PDF). If you can't view a PDF file, install the free Adobe Acrobat reader software on your computer
To use our forms you need Adobe Acrobat Reader 9.0 or above
Converting PDF files to other formats
The Adobe website provides free services to convert PDF files to other formats such as plain text and HTML. You can submit PDF documents for conversion online or via email.
Frequent questions on fill-able forms
- Are the OSR forms available in a Microsoft Word version?
For security reasons, we have converted our PDF forms into fill-able versions so you can complete them online. There are no versions available in Microsoft Word.
- Why can't I download or open the forms?
You may be trying to download or open forms using an older version of Acrobat Reader . To open and complete our fill-able PDF forms, you need to use Acrobat Reader version 9 (or a later version).
- How can I get a copy of the Acrobat Reader software?
You can download a free copy of Adobe Acrobat from the Adobe website.
- How do I complete the forms?
To complete the fill-able forms:
download and save the forms on your computer
complete them by typing into the fields (select the 'Tab' key or use your mouse to move to the next field).
You can also print the forms and complete them by hand.
- Can I save the forms on my computer?
You can save a copy of the blank forms on your computer. Note: once a form is filled in, you cannot save it using the free software, Acrobat Reader.
If you have a full version of Adobe Acrobat (version 9 or above), you will be able to save a completed form.
Make sure you have completed all the fields and then print a copy to submit to OSR and another copy for your records before closing the file.
- Can I submit my forms via email?
Forms cannot be submitted electronically at this time. Please print and sign the completed form, and post, fax or submit in person, together with any supporting documents.
To submit a form, please refer to the contact details on each form. We advise you to print an extra copy for your records.
Layout and presentation
The OSR website has been designed based on guidelines from the NSW State Government to present a consistent display of information.
The site has been optimised for a 1024 x 768 pixel display, however it can be viewed at higher resolutions, or on an 800 x 600 pixel display.
This website can be best viewed using Internet Explorer 7 or above, or Mozilla Firefox 3.0 or above.
Regions of the site

1. Header banner
The logo (top left corner) links back to the OSR home page from anywhere within the site.
The top banner also has a Skip to content link - use this link to go straight to the start of the content on the page. This is useful for mobile devices.
2. Tool bar
The tool bar allows you to select various links that are common to most NSW Government websites.
‘Ask Government’ and ‘contact us’: includes information on switchboard and fax numbers, email addresses, postal and payment addresses, counter service locations, hours of service, feedback and right to information details.
Login: this area allows clients to securely access online services using a Client ID and Correspondence ID, although requirements may vary across tax bases. Client Service Providers (CSPs) and Land and Property Information (LPI) clients can login using their user name and password.
Register: information on how you can register for free seminars on taxes and benefits, and how to subscribe to our email update service.
Help: this section contains advice and assistance on how to best use our site.
Search: type a word or phrase that best describes what you want to find. Select the ‘Go’ button to complete your search and display results.
3. Left menu
Most pages will have a left menu. This menu will change, depending on the topic you have selected.
4. Page information
The information (or content) will be displayed here. The pages will also contain:
Breadcrumbs
Each content page on the website (other than the home page) will include a ‘breadcrumb’ directly under the toolbar at the top of the content window. A breadcrumb is the navigation path you have taken through the website. Each page name (item) is separated by a ‘>’. Each item (other than the current page) will be a link along the path you have navigated. You can use the breadcrumb to show your current location or to ‘retrace your steps’ on the website.
In page tool bar
An ‘in page’ toolbar will appear on every page and contain: a link to ‘email this page’, print the page and options to change the text size (larger or smaller).
5. Right menu
Most content pages will have a right menu that will change depending on the topic you have selected. This contains resources for the selected topic, including factsheets, forms and links to any online services available.
6. Footer
The footer provides accessibility, copyright and disclaimer, legal, privacy and feedback information about our website. It also contains a link to our sitemap, the NSW Government home page and jobs.nsw website.
The site map is a visual overview of our site containing all sections, like a table of contents. You can select links from the sitemap to take you directly to that section or page.

Quick find - links to popular sections such as payments, publications, languages help, careers and our free seminars.
Other information - highlights information related to media coverage
Icons – links to some of our most visited pages. First home benefits, unclaimed money search, payroll tax annual reconciliation and monthly calculators.
What’s new - provides information on the latest changes and new additions to the website.
Services - links to OSR services including: online payments, calculators, email updates and forms and publications.
Useful sites - links to other websites that you may find useful.
Navigating the website
To find information, select a topic (eg First Home Benefits) from the menu groups at the top of the page (eg About Us, Benefits). Content on your selected topic will be displayed and a new menu for that topic will also appear on the left menu.

Includes: First Home Benefits, NSW Home Builders Bonus, NSW Housing Acceleration Plan, unclaimed money and other rebates and benefits.

Includes: revenue rulings, objections, reviews, State Budget and legislation announcements.
